The roof itself is an asset.
The roof, walls, and the foundation of the home are the most important parts. So, it’s little wonder that adding a new roof can add up to 40% to the value of your home. We’re not just talking about recouping an investment on a sale price. We’re literally talking about improving the base value of the home.
This figure can vary, of course, because the housing market varies from week-to-week and month-to-month. Realistically, a house is worth whatever someone is willing to pay for it.
But a new roof is a phenomenal selling point.
Put yourself back in a buyer’s shoes for a few moments.
You’re looking for a house. Obviously, there are aesthetics to consider. Buyers want a great neighborhood, good schools, and all sorts of other variables. But if all other things are equal, the home with the new roof is always going to win.
Why? Because the buyer is already spending hundreds of thousands of dollars. They don’t want to hear that they’re going to have to spend even more money in less than 5 years. They want to hear that it’s all taken care of.
In fact, some buyers may even ask you to put on a new roof before they’ll buy the house…and that will be hard to finance if you’re on the way out the door. So sure, you might not even be planning to sell right now…but that doesn’t mean that adding a new roof won’t help later. This is especially true if you add a tile or metal roof. How would you like to be able to look at a buyer and say, “Hey, that roof will last another 75 years and will probably never leak? Oh, and it’s energy efficient, too.”
I don’t know about you, but if I were a buyer I’d feel pretty good about investing in that type of home.
Peace of mind matters too.
